The RO Engineering (RO) team has performed a comprehensive building energy assessment for Affinia Shelburne, located at 303 Lexington Avenue, New York, NY 10016, which focused on identifying cost effective energy efficiency measures for the building. The building is a 323 guest room hotel with commercial space and medical offices located in Midtown Manhattan. This study investigates cost effective opportunities to reduce both electric and fuel oil usage. RO Engineering has identified a number of Energy Efficiency Measures (EEMs) and operation and maintenance (O&M) procedures, which if implemented, would reduce energy and annual operating costs significantly. The analysis included: detailed field surveys, building data logging, infrared camera survey of the façade and mechanical equipment, building energy simulation using DOE’s eEquest, targeted interviews with building maintenance personnel and input from select vendors to develop the results and recommendations.
