Scope of Work:

An Energy Efficiency Study was performed for early compliance of Local Law 87. The systems that were analyzed included:

· Review of Heating and Cooling Systems

· Review of Lighting Systems

· Examination of Building Envelope

· Review of vertical transportation systems

· Examination of motors,  fans and pumps

Job Description:

250 E 73rd St is a luxury multifamily building with commercial businesses on the main floor located in the Upper East Side of Manhattan.  The building was constructed in 1964 and has a total of 141 apartment units. RO performed a ASHRAE Level 2 Energy Audit. All building systems were reviewed along with existing operating and maintenance procedures. Energy conservation measures included the replacement of  the existing absorption chiller. The project applied for and was accepted under the Con Ed Commercial and Industrial program. An incentive of 50% of the total energy study cost was obtained by Con Ed. The owner will receive additional Con Ed incentives when implementing the energy conservation measures. Based on our finding, management will be undertaking additional steps to making the building energy efficient and ensuring long term operational savings.
